Whether your priority is recovering unpaid rent or taking back possession of your commercial property, our experienced team can help you identify the appropriate enforcement route.
Unpaid commercial rent can quickly become a significant problem for landlords, particularly where arrears continue to increase.
Absolute Enforcement regularly assists commercial landlords across London with the recovery of qualifying unpaid rent using Commercial Rent Arrears Recovery (CRAR).
CRAR can provide landlords with a direct enforcement route for recovering qualifying commercial rent without first obtaining a court judgment, while allowing the commercial lease to remain in place.
With enforcement agents routinely working throughout London, we have experience attending a wide range of commercial premises across the capital.
If your commercial tenant remains in occupation and owes qualifying rent under their lease, CRAR may allow you to instruct enforcement agents to recover the arrears.
Our team manages the enforcement process on your behalf, from receiving your instruction through to enforcement at the commercial premises.
We regularly carry out commercial rent enforcement across London involving shops, offices, restaurants, pubs, hospitality premises, warehouses, industrial units, workshops and other commercial property.
For detailed information about eligibility, the CRAR process and current costs, visit our main Commercial Rent Arrears Recovery page.
Recovering the rent isn’t always the landlord’s main objective.
Where the commercial relationship has broken down, there are continuing lease breaches or the landlord wants the property back, Forfeiture of Lease may be a more appropriate route.
Absolute Enforcement regularly carries out commercial forfeiture work across London, from straightforward peaceable re-entry through to complex and higher-risk possession operations requiring detailed planning and additional resources.
Whether forfeiture is available will depend on the lease, the nature of the breach and the circumstances of the property.
CRAR and forfeiture are different remedies, and the route you choose can affect the options available to you.
If your priority is recovering qualifying unpaid rent while continuing the lease, CRAR may be appropriate.
If your priority is regaining possession and bringing the commercial lease to an end, forfeiture may be the route to consider.
If you’re unsure, compare the two options before instructing or speak to our enforcement team.

Yes. London is one of the areas in which our enforcement teams operate regularly, with agents frequently attending commercial premises across the capital throughout the working week.
CRAR can allow qualifying commercial rent to be enforced without first obtaining a court judgment. Whether CRAR is available depends on the circumstances of the tenancy and the arrears.
If your priority is regaining possession rather than continuing the lease, forfeiture may be more appropriate. Whether forfeiture is available depends on the lease, the breach and the circumstances of the property.
That depends on what you are trying to achieve. CRAR is generally aimed at recovering qualifying commercial rent while keeping the lease in place, whereas forfeiture is aimed at regaining possession and bringing the lease to an end.
Because choosing one remedy can affect the availability of another, landlords considering both options should review their position before proceeding.

I cannot rate Absolute Enforcement Limited highly enough — I wish I could give them 10 stars! ⭐⭐⭐⭐⭐⭐⭐⭐⭐⭐ Polite, professional and, most importantly, they actually recovered all of my money from a very difficult individual when another leading debt collection agency and the court-appointed collector both failed. From start to finish, they were fantastic. If you need help recovering money, look no further! I genuinely cannot recommend them highly enough.Posted on Google![]()

I had an issue with someone claiming to provide a work visa for a friend, it was not materialising and upfront payment was not refunded. It was like a scam and i had to go through county court to get the money back as the person was not willing to repay or respond. I had applied for claim and county court provided judgement in favour of my claim and the claimant was still not repaying. The county court advised to go through one of the approved collection agency to get the money back. I had found Absolute Enforcement from the list and contacted them about my case, they advised to make an application with them to recover the money with further court order from higher court that they did for me with the county court judgement. It took about an year to go through the process and recover the money. Finally it was recovered and Absolute Enforcement provided updates on the process and progress and recovered the money as expected. So highly recommend Absolute Enforcement service for similar money claims that requires collection agency.Posted on Google![]()
